The individual for the Director of Sales role is responsible for managing and coordinating real estate transactions from start to finish. This includes working with the internal team, attorneys, brokers, clients, and other professionals to ensure that all aspects of the transaction are completed accurately and on time.

Position Responsibilities

  • Lead, mentor, and accountability-manage the sales leadership structure, including the VP of Sales & Leasing, Area Sales Coach, Inside Sales Rep, and Sales Coordinator.
  • Develop and execute annual sales, leasing, and occupancy strategies that align with the company’s overall financial
  • Establish clear key performance indicators (KPIs) for conversion rates, closing velocity, lead-to-tour ratios, and home margin profitability.
  • Analyze market trends, demographic data, and competitive landscapes across target regions to optimize home pricing, financing packages, and promotional incentives.
  • Partner closely with the Marketing Department to align campaigns, digital lead channels, local community outreach, and brand positioning with active inventory needs.
  • Provide feedback on lead quality and conversion metrics to optimize marketing spend and campaign ROI.
  • Collaborate on the presentation of inventory, model home merchandising, and digital sales collateral.
  • Work alongside operations to manage inventory flow, including home orders, setup timelines, refurbishment/prep of pre-owned homes, and lot availability
  • Streamline the end-to-end buyer/resident experience to minimize friction during financing, underwriting, leasing, and closing.
  • Foster a high-performance culture across the sales organization, emphasizing continuous learning and customer-centric service.
  • In coordination with the Area Sales Coach, build and implement training modules for field and inside sales teams.
  • Conduct regular performance evaluations, pipeline reviews, and coaching sessions.

Position Qualifications

  • 7+ years of progressive sales leadership experience; background in manufactured housing, residential real estate, or single-family/multifamily property management strongly preferred.
  • Proven track record of managing and scaling multi-layered sales teams across remote or regional markets.
  • Deep understanding of sales metrics, P&L management, home financing options (chattel vs. real property loans), and inventory turnover dynamics.
  • Demonstrated success working cross-functionally with executive management, marketing, and field operations.
  • Proficiency in CRM software (e.g., Salesforce, HubSpot, or industry-specific tools like RentManager/Yardi), sales forecasting, and analytics dashboards
  • Exceptional verbal and written communication skills with strong presentation capabilities.
