Position Overview
The Senior Property Accountant acts as a strategic finance partner to the Residential and Commercial Leasing and Property Management teams, providing financial management, analysis, and decision support across the property portfolio. This role works closely with the Head of Asset Management to drive performance, ensure financial integrity, and deliver actionable insights that enhance portfolio value. The successful candidate will be a highly analytical, proactive finance professional with strong business partnering capabilities and a deep understanding of real estate operations.
General Accounting
- Prepare and post monthly journal entries such as accruals, amortizations, allowances, and cost re-allocations.
- Manage fixed asset, loan amortization, and other schedules.
- Monthly review of sub-ledgers and entries made by AP and AR teams in assigned entities.
- Perform interâcompany and general ledger to subâledger reconciliations.
- Prepare yearâend journal entries and working paper files, and assist with yearâend audit.
- File monthly HST returns and respond to CRA inquiries or audits as needed.
- Assist with annual commercial CAMs.
Financial Reporting & Analysis
- Lead the monthly review of propertyâlevel financial results, ensuring accuracy, completeness, and timeliness.
- Prepare detailed variance analysis (actual vs. budget and forecast) and clearly explain drivers of performance.
- Provide actionable recommendations to address variances and improve financial outcomes.
- Develop and maintain highâquality recurring and adâhoc financial reports to support business needs.
Business Partnership & Decision Support
- Serve as the primary finance partner to leasing and property management.
- Provide insightful financial analysis to support leasing strategies, capital investments, and operational improvements.
- Translate financial data into clear, businessâfocused insights for nonâfinance stakeholders.
Budgeting & Forecasting
- Lead ongoing budget reviews to ensure alignment with business objectives.
- Prepare and update propertyâlevel forecasts, incorporating operational trends and market dynamics.
- Identify risks and opportunities within forecasts and communicate implications to stakeholders.
- Support annual budgeting processes, including scenario analysis and sensitivity modeling.
Accounts Receivable & Tenant Management
- Oversee tenant accounts receivable across the portfolio.
- Monitor receivables aging, collections performance, and credit risk.
- Ensure timely and effective collection activities, working closely with property management and AR.
- Manage escalation processes, including coordination with legal or regulatory authorities as required.
- Provide regular reporting and insight on tenant receivables and collection trends.
Operational Support & Continuous Improvement
- Provide dayâtoâday financial support to property management and leasing teams.
- Identify opportunities to improve financial processes, reporting efficiency, and data quality.
- Support the implementation of systems, tools, and best practices to enhance financial visibility.
- Contribute to the continuous improvement of internal controls and governance frameworks.
Requirements
- Postâsecondary education in Accounting, Finance, or a related field.
- CPA designation completed or near completion (required).
- Working knowledge of ASPE financial reporting.
- Understanding of Residential Tenancies Act, residential and commercial leases, and CAMs.
- Handsâon monthâend close experience, including journal entries, supporting schedules, and reconciliations.
- Strong balance sheet ownership and account reconciliation discipline.
- Experience in multiâentity environments with intercompany transactions and reconciliations.
- Exposure to external audits and tax filings (coordination with external accountants or tax advisors).
- Experience preparing and filing HST returns and responding to CRA inquiries or audits.
- Proficiency with Excel (pivot tables, lookups, structured worksheets) and strong systems literacy.
- Experience with Yardi or similar ERP/accounting systems (asset).
- Ability to analyze budgetâtoâactual variances, identify anomalies, and propose corrective actions.
- Able to translate financial information into clear, actionable insights for nonâfinance stakeholders.
