About the opportunity

A private single-family office is seeking a Property & Household Manager in Bangalore to act as the on-ground representative of an internationally based private family. You will be responsible for the standards, upkeep and smooth running of the family’s residence and properties in India, and for the proper care of their personal effects.

The role spans three areas: household operations — keeping the family’s primary home in Bangalore to the highest standards of service, presentation and comfort; properties oversight — the residence, any additional real estate, and personal property such as vehicles and stored items; and guest reception and event management — preparing the residence for visits and guest stays, overseeing hosting arrangements and coordinating onsite events.

This is a hands-on, high-trust position for a mature, highly organised and service-driven professional with strong operational discipline. You will work with a high degree of autonomy in representing the family’s interests, exercising sound judgement, discretion and initiative while leading staff and service providers.

What you’ll do

Household operations

•  Establish and enforce structured routines, checklists and standard operating procedures for daily household management, housekeeping and maintenance.

•  Supervise, train and manage household staff, ensuring performance that reflects high standards of discretion, professionalism, presentation and service.

•  Oversee household budgets, prudent procurement and effective inventory management of supplies, furnishings and service requirements.

•  Maintain the residence in a constant state of readiness for the family’s occupation, including thorough pre-arrival preparation and post-departure resets.

•  Ensure proper handling, care and maintenance of audio-visual systems and other home technology, including timely calibration and servicing in line with manufacturer or installer recommendations.

•  Oversee the care and conservation of artwork, artefacts and other valued items, engaging specialist conservators or handlers when required.

•  Maintain strict confidentiality, privacy and security protocols within the residence at all times.

Property management

•  Oversee the upkeep, maintenance and presentation of the family’s residence and any additional real estate in India.

•  Plan and implement preventive maintenance and repair schedules across electrical, HVAC, plumbing, landscaping, security and other essential infrastructure.

•  Manage contractors and service providers to ensure timely completion, quality execution, adherence to specifications and cost control.

•  Maintain detailed inventories of furnishings, equipment and stored personal effects, accurately catalogued and appropriately protected.

•  Track property documentation, utilities, insurance, warranties and compliance with relevant local laws, regulations and trust requirements.

•  Oversee property works, refurbishments and new installations, coordinating closely with consultants and contractors for timely, high-quality delivery.

•  Serve as key holder for all properties, managing access protocols and security procedures.

•  Support property leases, purchases, sales and related transactions, coordinating with legal and family office teams.

•  Act as custodian for personal property such as vehicles, artwork and valuable items — upkeep, documentation, insurance and compliant use.

Guest relations & event support

•  Prepare the residence for guest stays, ensuring rooms, amenities and services meet standard.

•  Coordinate hosting arrangements — welcome protocols, dining requirements, housekeeping schedules and guest preferences.

•  Support onsite events, gatherings and entertaining, including logistics, staffing and service flow.

•  Ensure warm, discreet and seamless hospitality from guest arrival through to departure.


What we’re looking for

•  8–12 years’ experience in luxury hospitality, private households or property management

•  Ability to work independently with minimal supervision, and a proven track record managing multiple properties — including establishing and operationalising new homes and implementing systems and processes

•  Prior experience in construction or fit-out projects is an advantage

•  High adaptability and flexibility in a dynamic environment, with the resilience and diplomacy to respond to shifting priorities and urgent family needs

•  Impeccable integrity, professionalism and commitment to absolute discretion

•  Strong leadership and people management skills, with demonstrated success in building, motivating and upskilling teams; prior experience working within established household staff structures, including long-tenured staff with entrenched routines, is an advantage

•  Excellent interpersonal and communication skills — English essential, Kannada and/or Hindi preferred

•  Highly organised, anticipatory and composed under pressure

•  Strong administrative, financial and vendor management capabilities
