We are seeking an experienced Pre-Construction & Estimating Manager to take ownership of the planning and preparation process before construction begins. This is a hands-on role responsible for ensuring projects are accurately scoped, budgeted, permitted, and prepared for successful execution.

Working closely with our team, you will play a key role in supporting residential and commercial projects, including custom homes, renovations, and additions. This position is ideal for someone who enjoys taking ownership, solving problems, improving systems, and finding better ways to work.

The ideal candidate has a strong understanding of residential construction, an exceptional eye for detail, and a passion for accurate estimating and organized project planning. You take ownership of your work, are comfortable working independently, and naturally look for ways to improve systems and workflows.

You are someone who can evaluate information, identify potential challenges, ask the right questions, and make sound decisions. You enjoy collaborating with a team and understand that successful projects require strong communication between designers, construction teams, suppliers, subcontractors, and clients.

Key Responsibilities

• Preparing detailed construction estimates, budgets, and cost analyses.
• Reviewing drawings, specifications, and project scopes to identify opportunities, risks, and potential issues.
• Coordinating supplier and subcontractor pricing, evaluating bids, and supporting procurement decisions.
• Managing pre-construction documentation, including permits, approvals, insurance requirements, and project records.
• Developing preliminary project schedules and coordinating project readiness before construction begins.
• Maintaining accurate project information and budgets within JobTread.
• Identifying and implementing improvements to estimating, procurement, and pre-construction processes.
• Supporting a smooth transition from pre-construction into active construction.

Qualifications & Experience

• 5+ years of experience in residential construction estimating, pre-construction planning, or equivalent
• Experience with custom homes, renovations, additions, or similarly complex residential projects.
• Strong knowledge of residential construction methods, materials, and building practices.
• Ability to interpret architectural, structural, and engineered drawings and specifications.
• Experience preparing estimates, RFQs, analyzing bids, and coordinating supplier and subcontractor pricing.
• Familiarity with municipal permitting processes and construction documentation.
• Ability to manage multiple projects while maintaining accuracy and attention to detail.
• Strong organizational, analytical, communication, and problem-solving skills.
• Proficiency with JobTread and Microsoft Office Suite.
• Experience with commercial construction, Bluebeam, AutoCAD, or similar software is considered an asset.

We also recognize the importance of balance outside of work. While this position is intended to be full-time, we are open to discussing a flexible schedule of approximately 30–32 hours per week for the right candidate.
