In just five years, the organisation has become India's largest branded land developer โ€” delivering over 15 million sq. ft. of plotted developments and managing approximately 39 million sq. ft. in active development across 16 locations in Maharashtra, Goa, Uttar Pradesh, Punjab, and Himachal Pradesh. Role Overvi ewThe Sr. VP / VP โ€“ Projects is a senior leadership role within the Projects Division, accountable for driving end-to-end execution of large-scale high-rise construction projects โ€” residential towers, commercial developments, and hospitality assets.

This is a high-ownership role that demands a proven real estate construction leader with the technical depth, commercial acumen, and leadership presence to deliver complex, fast-tracked vertical projects to the highest standards of quality, cost, and schedule. Project Planning & Execution Fram eworkWork closely with the Project Head, leadership team, and key stakeholders to develop the project management framework and sign off on the Engineering b rief.Prepare the master project plan, incorporating activity-level breakdowns, milestones, resource plans, timelines, and identified r isks.Provide structured inputs to the planning department for detailed scheduling, critical path identification, and project monitoring framew orks.Define and implement policies, practices, and Standard Operating Procedures (SOPs) for all project operations, and ensure adherence across departm ents. 2. Design Coordination & Drawing Mana gementManage the finalisation of project drawings in close coordination with the Architecture team and specialist consul tants.Review, validate, and sign off on design documentation to ensure alignment with project brief, cost budgets, and construction feasib ility.Drive continuous value engineering and innovation across design and construction phases to optimise quality and cost out comes. 3.

Contractor Management & Proc urementLead contractor empanelment by reviewing and validating the scope of work, BOQ documents, quality standards, and timelines for all project con tracts.Ensure the best possible contractual terms and conditions are finalised across structural, MEP, finishing, faรงade, and other specialist pa ckages.Monitor procurement of materials and equipment to ensure adherence to agreed delivery schedules, quality standards, and quantities; take corrective action where deviations arise.Manage contractor performance on-site โ€” tracking progress, addressing bottlenecks, and enforcing contractual oblig ations. 4. Quality Assurance & ControlDefine and enforce QA/QC norms to ensure all construction activities comply with expected quality standards and applicabl e codes.Champion a culture of quality on-site โ€” conducting structured quality audits and implementing corrective and preventive actions.Ensure all material testing, inspections, and quality documentation are maintained in line with project specifi cations. 5. HSE & Statutory C omplianceEnsure full compliance with all HSE regulations as defined by regulatory authorities under applicable labour laws and statutes.Maintain a safe and healthy working environment for all project personnel, site workers, and visitors.Obtain all required licences, No Objection Certificates (NOCs), and statutory approvals from government and regulatory authorities before commencing and during construction ac tivities. 6.

Risk ManagementIdentify project risks proactively across design, execution, procurement, and compliance d imensions.Develop and implement risk mitigation strategies and action plans โ€” including credible alternate backup options โ€” and ensure adherence.Escalate material risks to the Project Head with clear mitigation recomm endations. 7. Schedule & Cost PerformanceDrive delivery of projects within defined timelines โ€” fast-tracked schedules are a characteristic of the organisation's pro ject model.Monitor cost performance in alignment with sanctioned project budgets; flag and act on potential overruns p roactively.Partner with the Budgeting & Costing team to ensure execution-stage costs are tracked, controlled, and reported accurately. Extern al InterfacesExternal Design Consultants a nd ArchitectsLocal Municipal Authorities, Government, Statutory and other Regu latory BodiesContractor s and Vendors Expertise & Qualifica tions EducationB.E. / B.Tech in Civil Engineering or Mechanical Engineering from a premier Indian or international instituti on (mandatory).MBA from a recognised instituti on is requ ired.Experience15โ€“22 years of total experience, with a minimum of 5 years leading project execution of large-scale real e state projects.Demonstrated track record in delivering high-rise residential towers, commercial developments, or hospitality assets โ€” from planning thro ugh possession.Exposure to fast-tracked construction programmes with compressed delivery timeline s is essential.Experience managing multi-package construction contracts, contractor ecosystems, and site teams of sig nificant scale.Skills &am p; CompetenciesSound technical understanding of the real estate and construction industry โ€” structural systems, MEP, finishing, and extern al development.Strong project management skills: planning, scheduling, monitoring, and control across concurre nt workstreams.Good knowledge of contract documentation, BOQ management, and construction contract administration.Ability to drive and lead cross-functional teams โ€” design, procurement, commercial, quality, and HSE โ€” towards a shared de livery outcome.Strong communication skills with the ability to engage confidently with consultants, contractors, regulatory bodies, and inter nal leadership.High sense of ownership, accountability, and urgency โ€” aligned with the organisation's high-performance, fast -paced culture.
