Job Description Job Description **Only Apply if you have at least 10 years of CONSTRUCTION GC PM experience**** ** Must Know how to schedule with MSProject or P6** The Sr Project Manager is responsible for managing the project team by driving the growth and development of project team members while cultivating critical relationships with internal and external clients. This position is also responsible for numerous construction management related tasks, including project execution, financial management, and the delivery of projects while achieving financial control and profit goals for each project. Multifamily Construction Experience Required.
Ability to drive the schedule and close issues quickly as they arise is required. JOB RESPONSIBILITIES: · Review, analyze and resolve field construction problems, discrepancies and interference within area of discipline with A/E supervision, client, and contractors as required. · Develop/update field work procedure documents as required, may involve research and interpretation of Codes, technical manuals, journals, etc. · Provide technical direction and supervision to contracting personnel. Provide review of A/E design documents for constructability. · Negotiate contract with Client/Owner while maintaining positive relationships and resolving disputes. · Maintain daily communication with .Project Executive and/or Vice President on progress of areas of responsibility. · Demonstrate complete understanding and awareness of the contract and the ability to estimate, recognize changes and take appropriate actions. · Assist in reviewing the progress payments and obtaining approvals. · Approve Time and Material field work with the Contractor as required. · Communicate with Owner/Architect/ Contractor and Subcontractors in a timely and professional manner. · Monitor Client/Owner required reports and schedules (prepared by the Contractor or Subcontractors). · Maintain accurate budget and activity reports for Owner monthly reporting. · Monitor schedule of areas of responsibility and participate in schedule meetings. · Review PCO/CCD quotes, negotiate changes and claims protections. · Ensure that jobs are completed according to schedule and meet profitability goals. · Oversee the change order process to ensure the extras presented to the owner get approval and are fair. · Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors. · Submit Insurance claims to Safety Engineer/Risk Management for OCIP work. · Coordinate and attend weekly design and/or construction coordination meetings. · Monitor CCIP activities and safety program. · Chair Architect/Owner/Contractor meetings and oversees the distribution of accurate minutes. · Represent the company with a positive attitude internally and externally. · Maintain relevant knowledge of industry through continuing education and training. · Perform any other job-related duties as assigned. · Ensure the health, safety and welfare of everyone on the job site. · Ensure all relevant sections of the Health and Safety Management plan are implemented and understood. · Ensure accident / incident investigations are conducted in a timely manner in order to determine the cause and take appropriate corrective action as necessary. · Ensure compliance with all relevant health and safety legislative requirements.

Education and/or Experience: High school diploma or equivalent experience required. Bachelor’s degree in engineering, architecture, construction management or related field preferred. Eight (8) years of construction (commercial, multi-family, retail or design-build projects) or related experience preferred.
Computer literacy, including but not limited to MS Office and applicable software (Adobe, Bluebeam, and Procore), required. Basic knowledge of MS Projects, P6, Vista, ProjectSite and AutoCAD a plus. Note: This job description is intended to provide a general overview of the position.
