Prefab Project Manager ( EPC )

Modulus Housing

ChennaiFull-timeMid LevelOn-site

Job Description

Company Description Modulus Housing is revolutionising construction in India by manufacturing precision-engineered, modular low-rise buildings that cater to underserved rural areas. Operating since 2018, the bootstrapped company has delivered over 1,500 high-quality buildings, including schools, clinics, and shelters, across 21 Indian states and in Africa. By leveraging cutting-edge techniques traditionally used for skyscrapers, Modulus Housing provides cost-effective, safe, and reliable infrastructure to regions in need.

Headquartered at IIT Madras Research Park, the company has scaled rapidly and recently raised $8 million in funding to expand its transformative vision. Role Overview We are seeking a strategically and commercially minded Project Design Manager to bridge the gap between engineering execution, client management, and commercial success. In this role, you will hold ultimate accountability for technical deliverable sign-offs, including fabrication drawings and Bills of Materials (BOM).

You will act as the operational shield for project margins—rigorously managing the RFI and change order lifecycles while conducting deep-dive project profitability analyses. This role requires a techno-commercial expert who can protect project timelines and profitability without compromising on design integrity. Key Responsibilities Client Sign-off & Deliverable Ownership: Manage and secure final client sign-offs for all comprehensive project drawing packages, engineering layouts, and highly detailed Bills of Materials (BOM) prior to manufacturing.

Change Order & Variation Management: Maintain, track, and govern the project Change Order registry. Quantify the financial and scheduling impacts of any project modifications, and lead negotiations to secure formal client approval for variations. RFI Lifecycle Administration: Streamline and manage the Request for Information (RFI) pipeline.

Ensure all technical clarifications between the client, design engineering, and site execution teams are closed out efficiently to prevent project stagnation. Project Profitability Analysis: Conduct rigorous, ongoing financial assessments of active projects. Compare baseline design estimates against actual procurement, manufacturing, and assembly costs to analyze margins and proactively mitigate cost overruns.

Value Engineering & Cost Optimization: Partner with the design and procurement teams to review BOMs for cost-saving opportunities, structural optimization, and manufacturing efficiencies that enhance overall project profitability. Cross-Functional Governance: Align design outputs with contract specifications, ensuring the engineering team works strictly within the agreed project scope and commercial boundaries. Required Skills & Qualifications Education: B.Tech in Civil or Mechanical Engineering, or B.Arch.

A post-graduate degree/diploma in Construction Management, Infrastructure Management (e.g., NICMAR), or a PMP certification is highly advantageous. Techno-Commercial Expertise: Minimum 5+ years of experience in design management, project coordination, or contracts management, with a clear history of handling both technical drawings and financial metrics. Financial Acumen: Strong proficiency in project budgeting, cost control, material cost variance tracking, and profitability analysis (advanced MS Excel skills required).

Contractual Precision: Proven experience identifying out-of-scope work, generating change orders, and administering formal RFI processes in an industrial, modular, or structural engineering setup. Communication & Negotiation: Exceptional verbal and written communication skills. You must be highly capable of defending engineering choices, managing demanding client stakeholders, and closing out commercial agreements.
