About The Role
At Avana, maintenance plays a critical role in delivering an exceptional resident experience. As a Maintenance Technician, you'll be responsible for the condition of our buildings, the timely completion of maintenance requests, and the overall standard our residents experience every day.
Reporting to the Area Manager of Saskatoon, this role owns the full work order cycle from request to closeout, including diagnosis, repair, quality check, and documentation. Working independently in the field, you will move across multiple properties, and make real-time judgement calls on scope, priority, and urgency without waiting for direction.
This is a hands‑on, high‑ownership role in a growing portfolio. The ideal candidate is technically competent in a variety of trades, comfortable troubleshooting a wide variety of maintenance issues, and holds themselves to the same standard they would expect in their own home.
Schedule: Monday to Friday, 8:00 a.m. to 5:00 p.m. (on-site), with participation in an after-hours on‑call rotation
Drive Maintenance Performance & Home Readiness
- Own work order performance and contribute to achieving response time and completion targets.
- Manage the full work order pipeline from request to closeout across multiple properties.
- Maintain consistent activity levels, including suite repairs, preventative maintenance, and inspections.
- Support move‑ins and move‑outs by ensuring homes are fully turned, tested, and presentation‑ready.
Deliver a High‑Impact Resident Experience
- Respond to resident requests with urgency, professionalism, and attention to detail.
- Build trust quickly by communicating clearly about what was done and what comes next.
- Respect resident privacy and maintain professionalism when entering occupied homes.
- Act as a trusted, approachable presence for residents while on‑site.
Support Portfolio Growth & Property Standards
- Partner with Property Managers to assess suite conditions, turnaround timelines, and scope of work.
- Coordinate with contractors to ensure work is completed on time and to standard.
- Identify issues early and take action before they become larger problems.
- Maintain clean, safe, and well‑kept exterior spaces, including seasonal upkeep.
Maintain Operational Excellence
- Ensure common areas and vacant suites consistently reflect Avana's standards and are inspection‑ready.
- Maintain accurate work order records and documentation within company systems.
- Follow all safety protocols and procedures to protect yourself, your team, and residents.
- Stay organized and effectively manage multiple properties, priorities, and timelines in a fast‑paced environment.
What Success Looks Like
- Achieving response time, completion, and suite turnaround targets.
- Strong first‑time fix rates and consistent follow‑through on assigned work.
- High activity levels, including work orders completed, preventative maintenance, and inspections.
- Reduced repeat service calls and improved home condition across assigned communities.
- Timely response to all resident requests and after‑hours emergency calls.
- Accurate maintenance administration and consistent execution of the work order process.
What You Bring
- 2+ years of hands‑on maintenance experience in residential property management, trades, facilities, or other service‑driven environments.
- Solid working knowledge of plumbing, electrical, HVAC, appliance repair, and general carpentry.
- Strong diagnostic skills with the confidence to assess issues quickly and implement effective solutions independently.
- Highly organized with the ability to manage multiple work orders, properties, and priorities effectively.
- Strong communication and relationship‑building skills with a high sense of urgency and accountability.
- Self‑motivated, reliable, and driven by quality of work.
- Comfortable using mobile tools and maintenance software to document completed work.
- On‑call or after‑hours maintenance experience is considered a strong asset.
- Trade certification or ticketed experience is considered an asset.
- Valid Class 5 Driver's Licence with reliable transportation, a satisfactory driver's abstract, and criminal record check.
