Job Summary
The Liaison Manager is responsible for sourcing, evaluating, securing and enabling real estate development opportunities through land acquisition, redevelopment, feasibility studies, market intelligence and statutory liaison. The role must ensure disciplined documentation, cross-functional coordination, compliance with company policy, and timely escalation of risks and exceptions.
Key Responsibilities
- Obtain all statutory approvals, permissions, NOCs, and clearances required for real estate projects.
- Liaise with government authorities, municipal corporations, development authorities, and regulatory bodies.
- Coordinate with departments such as Town Planning, Revenue, Fire, Environment, Airport Authority, Water Supply, Electricity Board, and Pollution Control Board.
- Track approval status and ensure timely submission of applications and documents.
- Facilitate acquisition of commencement certificates, occupation certificates, building permits, and other project-related approvals.
- Develop and maintain professional relationships with government officials and regulatory authorities.
- Represent the organization during meetings, hearings, inspections, and approval processes.
- Coordinate site visits and inspections by government agencies.
- Ensure timely response to observations, notices, and compliance requirements issued by authorities.
- Review architectural drawings and documents before submission to authorities.
- Ensure all plans comply with applicable Development Control Regulations (DCR), Unified Development Control & Promotion Regulations (UDCPR), RERA guidelines, and local building regulations.
- Maintain records of approvals, licenses, permits, and statutory documents.
- Monitor validity and renewal of approvals and licenses.
- Coordinate with Architects, Consultants, Legal Team, Project Team, and Contractors for approval-related requirements.
- Provide guidance to project teams regarding statutory requirements and compliance obligations.
- Support project planning by identifying approval timelines and regulatory risks.
- Ensure project milestones are aligned with statutory approval schedules.
- Monitor changes in government policies, regulations, and development control norms.
- Assess regulatory risks and recommend corrective actions.
- Ensure compliance with all applicable local, state, and central government regulations.
- Minimize project delays arising from statutory and approval-related issues.
- Prepare periodic status reports on approvals, licenses, and statutory compliances.
- Update senior management regarding approval timelines, risks, and regulatory developments.
