ABOUT THE ROLE The Investment Analyst will be an integral member of a dynamic and collaborative team involved in a wide breadth of industrial and commercial real estate development projects. This role works directly with the COO, VP Sales & Marketing, and VP Acquisitions & Asset Management, while collaborating crossâfunctionally with leadership across development, finance, and operations. This position supports investment decisionâmaking through financial analysis, market research, acquisitions support, and strategic reporting.
The successful candidate will play a key role in evaluating opportunities, maintaining market intelligence, and supporting the execution of acquisition and development initiatives. KEY RESPONSIBILITIES Market Research & Industry Analysis Monitor and track economic, investment, and capital markets fundamentals to analyze longâterm trends and inform investment strategy and portfolio performance across assigned sectors and markets Execute on the market research function and prepare regular market research summaries, market snapshots, and investment thesis updates for use by acquisitions, sales, and leadership teams. Conduct ongoing analysis of market indicators such as vacancy, absorption, new supply across submarkets.
Develop and maintain proprietary databases of land sales, building sales, lease transactions, and development pipeline data to support market forecasting. Conduct research and analysis on a broad range of topics to support strategic initiatives Financial Analysis Build, maintain and continuously improve detailed financial models (proforma, DCF, IRR, equity multiple, sensitivity analyses) to assess acquisition opportunities and support investment recommendations. Analyze financial statements, forecasts, valuations, and investment assumptions related to acquisition and development opportunities.
Support preparation of investment memos, valuation summaries, approval materials, and strategic analysis for leadership review. Perform quantitative and qualitative analysis of market, portfolio, and investment data. Acquisitions Support Assist with analyzing acquisition opportunities, including gathering, analyzing and presenting property and market research.
Assist with due diligence process, including reviewing and analyzing related property reports. Support the analysis and evaluation of acquisitions and dispositions, including underwriting, due diligence, and preparation of approval materials. Assist in preparing extensive written documents including posals and company information documents for business development and marketing purposes.

CFA/CA/CPA/CBV designation, as asset. 1â3 years of experience in a real estate, investments, development or valuation and/or asset management capacity Excellent quantitative, analytical, financial modeling, problemâsolving and researching skills with strong attention to detail. Strong proficiency of Microsoft Applications including Excel, PowerPoint and Word.

Exceptional interpersonal skills with the ability to interact with colleagues at all levels and cultivate key partnerships to work collaboratively with internal and external stakeholders. Strong written and oral communication skills with the ability to explain complex issues in a clear and concise manner and present information to stakeholders.

COMPENSATION Salary range is $70,000 to $80,000 commensurate with experience. Bonus eligibility and comprehensive benefits package. #J-18808-Ljbffr
