Our opportunity


The Analyst – Industrial Investmentwill be responsible for the production of timely, accurate and value adding portfolio information and assisting the Investments team with required analysis for all Industrial assets and the broader market. Overall, assisting the Investments team to maximize return to Mirvac within acceptable risk parameters.


What you’ll be doing


Working with the Investment team, Portfolio Managers (PMs), Development Managers (DMs), Finance and other internal stakeholders to:


  • Produce timely and accurate submission of all reporting in line with Divisional & Group deadlines
  • Assist in completing all internal valuations and reconciliation of external valuations for sign off in line with Group reporting deadlines
  • Work together with the finance and Power BI / Analytics teams to generate reports for the fund manager and investment manager
  • Review investment dashboards and reports for the quarterly fund review and cash flow reporting with investment managers.
  • Analyze current and future performance of the investment portfolio with a focus on value creation
  • Spearhead automation initiatives, focusing on enhancing and re-engineering existing reporting processes and outputs
  • Prepare all valuations according to the group valuation policy, including conducting sensitivity analysis.
  • Assess relevant real estate and economic data to support investment decisions, with a particular emphasis on upcoming supply, absorption, vacancy rates, and other key trends.
  • Support investment managers in creating monthly property packs and other strategic presentations.
  • Co-ordinate external valuation process for nominated assets as required
  • Work with the Finance team and PMs to achieve agreed segment financial objectives by monitoring asset and segment budgets & analyzing variances
  • Update Quarterly reporting Blackbook, assessing the operational performance of the Investments portfolio including leasing, occupancy and development analysis
  • Assist in the preparation of Quarterly, Annual and Half Yearly reports, the Property Compendium and related communications, papers, presentations, peer analysis and associated Q&A messaging analysis on market disclosure
  • Assist with audit queries and answer submissions
  • Analyze Mirvac Property Trust performance relative to peers

Working with Investments team and Asset Management to:


  • Update asset models as required
  • Produce sensitivity and scenario analysis to test changes to key assumptions, key leasing deals, house views and development impacts on both passive anddevelopment asset returns as required
  • Assess leasing, property acquisitions and divestments when required
  • Interact with valuers, agents and research firms to promptly forecast key trends and market dynamics.
  • Develop expertise in essential systems such as MRI-IM, Anaplan, and Power BI for analytics
  • Assist in the review of portfolio data across NOI, Capex and Incentives.

What you will bring


  • Minimum 2 years’ experience in a medium to large real estate organizations, preferably with exposure to the Industrial, Retail or Office sector
  • Demonstrated financial modelling skills
  • MRI SP modelling experience preferred but not essential
  • Tertiary qualifications in property, valuations or similar business degree preferred
  • Highly organized and strong attention to detail.
  • Strong numeracy skills and financial knowledge
  • Discretion, diplomacy and the ability to maintain confidentiality
  • Self-motivated with the ability to manage competing priorities and projects efficiently
  • Good communication skills, with the ability to communicate and interact positively with a wide range of internal and external stakeholders
  • Ability to work effectively as a member of a team
