Site Manager
Location: North Dublin
Reporting to: Construction Director / Contracts Manager
Employment Type: Full-Time, Permanent
We are seeking an experienced and motivated Site Manager to oversee the successful delivery of high-quality residential developments across North Dublin. The successful candidate will be responsible for managing all on-site activities, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.
The Site Manager will lead site teams, coordinate subcontractors, and maintain strong communication with clients, consultants, and internal stakeholders throughout the construction process.
Key Responsibilities
Project Delivery
- Manage the day-to-day operations of residential construction projects from commencement through to completion.
- Develop and maintain short-term and long-term construction programmes.
- Ensure works are completed in accordance with drawings, specifications, building regulations, and company standards.
- Monitor project progress and identify risks, implementing corrective actions where required.
- Coordinate site logistics and sequencing of works to maximise efficiency.
Health, Safety & Environmental Management
- Promote and maintain a strong health and safety culture on site.
- Ensure compliance with all relevant Irish health and safety legislation.
- Conduct regular site inspections, toolbox talks, and safety audits.
- Ensure all subcontractors comply with company safety procedures.
- Report and investigate accidents, incidents, and near misses.
Quality Control
- Maintain high standards of workmanship across all trades.
- Carry out regular quality inspections.
- Manage snagging throughout construction and prior to handover.
- Ensure all completed homes meet company quality standards and customer expectations.
Programme & Cost Control
- Deliver projects within agreed programmes.
- Monitor labour and subcontractor productivity.
- Assist with forecasting and resource planning.
- Identify opportunities to improve efficiency and reduce waste.
- Work closely with commercial teams regarding variations and progress.
Team Leadership
- Lead and motivate site personnel.
- Coordinate subcontractors and direct labour.
- Conduct regular site meetings.
- Mentor junior engineers and site staff.
- Foster a collaborative and professional working environment.
Stakeholder Management
- Liaise with clients, architects, engineers, local authorities, and utility providers.
- Maintain effective communication with senior management.
- Provide regular progress reports.
- Support customer care teams during inspections and handovers.
Essential Requirements
- Minimum 5 years' experience as a Site Manager delivering residential construction projects.
- Proven track record of successfully managing housing developments.
- Strong understanding of Irish Building Regulations and construction standards.
- Excellent knowledge of construction sequencing and site management.
- Experience managing subcontractors and direct labour.
- Strong organisational and planning skills.
- Excellent communication and leadership abilities.
- Proficient in Microsoft Office and construction management software.
- Full clean driving licence.
Qualifications
- Degree or Diploma in Construction Management, Civil Engineering, Building, or a related discipline (preferred).
- Safe Pass.
- Manual Handling Certificate.
- CSR/CSCS or equivalent site management certification.
- First Aid certification (desirable).
