Role: Senior Leasing Manager Priority Markets: Chennai · Bangalore · Hyderabad · Coimbatore · Kochi Region: South India (Tier 1 & Tier 2 cities) Company: Shyaway (Ecommerce → Physical Retail Expansion) ━━━━━━━━━━━━━━━━━━━━━━━━━━━━ What you'll own ✔ Identify and evaluate retail sites across South India — high streets, malls, standalone stores ✔ Close lease deals fast: LOI drafting, rent negotiations, fit-out terms, deed execution ✔ Build and maintain a live pipeline of 40–50 sites at all times ✔ Conduct feasibility studies — footfall, catchment, competition, demographics ✔ Prioritise Chennai & Bangalore for immediate launch, then scale to Hyderabad, Kochi, Coimbatore & beyond ✔ Coordinate site handover to fit-out and store ops teams on schedule ✔ Report directly to leadership with weekly deal dashboards ━━━━━━━━━━━━━━━━━━━━━━━━━━━━ ✅ You must have → A warm network of landlords, brokers & mall teams across South Indian cities → Proven lease negotiation experience (rent, escalation, fit-out capex, lock-in) → Sharp site evaluation instincts — you know a good location when you see one → A bias for action — you close deals, you don't just manage pipelines → 5–12 years in retail real estate, leasing, or physical retail expansion → Willingness to travel extensively across South India ━━━━━━━━━━━━━━━━━━━━━━━━━━━━ ⭐ Bonus points → Prior experience with fashion / lifestyle / apparel retail brands → Understanding of mall leasing structures and revenue-share models in South India → Existing contacts with key developers — Phoenix, Prestige, Forum, Lulu, Nexus malls → Basic comfort with store P&L and payback period calculations → Tamil, Kannada, Telugu or Malayalam language skills — a real advantage on the ground ━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Who we're looking for Not a coordinator.
