Maintenance Supervisor – Elan Alicante | Carlsbad, CA

What you’ll do

  • Directs in all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance.
  • Prepares or assists in preparing all market-ready apartments in regard to painting, carpet cleaning, general repairs, housekeeping, etc. within 3 to 5 days after they have been vacated.
  • Performs various preventative maintenance functions and records findings in maintenance log.
  • Maintain accurate inventory control of tools, equipment and supplies. Uses personal protective equipment as assigned and instructed (e.g., back belts, goggles, dust mask, hard hats and gloves).
  • Assists in performing apartment move-in and move-out inspections as directed by Site Management.
  • Ensures maintenance requests are handled promptly and completed within 24 hours; if parts must be ordered, notifies Site Management and informs residents of delays.
  • Adheres to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage check).
  • Knows location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts; posts maps and ensures staff are familiar with them.
  • Controls expenses and purchases with approval from the Community Manager for expenditures.
  • Ensures residents are provided with a clean, safe, well-maintained community by completing regular inspections.
  • Responds to resident service requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Supports the Maintenance Director and/or Property Manager on special projects.
  • Performs appliance, electrical, HVAC, plumbing, pool, custodial, and carpentry work as necessary.
  • Maintains exterior curb appeal and cleanliness of grounds, laundry room, pool/spa, recreation room, rental office, restrooms, and common areas.
  • Performs pool/spa maintenance to ensure good appearance and cost-effective operation.
  • Works with maintenance staff to keep grounds and common areas free of trash and debris.
  • Monitors the maintenance and upkeep of all mechanical equipment, including water heaters and HVAC units.
  • Maintains records and safety data sheets for all hazardous materials and ensures staff are aware of precautions.
  • As team leader, trains and supervises community maintenance staff and participates in hiring, interviewing, training, and performance reviews with the Property Manager.
  • Coordinates activities with Site Management and maintenance departments.
  • Recommends measures to improve operations, safety and service quality; suggests changes to increase efficiency.
  • Ensures safe work practices are followed by all maintenance staff and holds monthly safety meetings.
  • Maintains open communication with Property Manager and other team members; communicates maintenance problems or life/safety deficiencies to Site Management.
  • Supports capital improvements planning and project specifications, bid processes, contracts, and negotiations when applicable.
  • Ensures timely and accurate submission of time sheets for the team.

What you will need

  • 1+ years of property maintenance experience is preferred.
  • Prior supervisory experience is required.
  • A valid driver's license in good standing is required for this position, as regular travel between multiple sites is part of the role.
