Project Manager Construction / Superintendent

Key Responsibilities: Responsibilities Coordinate project efforts between architects, designers, engineers, subcontractors, consultants, and owners Excellent verbal and written communication skills Lead project estimation, take-offs, and proposal assembly in coordination with internal team members Oversee all construction operations for multiple custom home builds Define project scope, deliverables, and budget requirements Develop and submit project budgets based on scope of work and resource requirements Manage all day-to-day project schedules and ensure contract compliance Monitor project costs and schedules to meet budget and timeline requirements Manage change orders, including entitlement review and documentation verification Review and approve owner and subcontractor applications for payment Obtain required permits, approvals, and regulatory prerequisites Negotiate with subcontractors, suppliers, and vendors Select, manage, and maintain subcontractor and supplier relationships Identify and implement value engineering opportunities Predict resources required to complete projects successfully Monitor and measure project cost and schedule performance (project controls) Ensure conformance with contracts, bid specifications, and construction documents Issue regular project updates related to cost, schedule, and progress Develop and maintain long-term relationships with clients, architects, interior designers, engineers, subcontractors, suppliers, and vendors Ensure all projects meet schedule, budget, and contractual obligations *The job requires a car to travel between projects. Gas will be reimbursed. Work locations: The greater Los Angeles area, Orange county, Altadena area and the Palisades.

Work Days: Monday through Friday - ​full time 8am-5pm on site management. Saturday - over the phone availability. We are looking for a long term position with an exceptional opportunity of ​growth.
