About this role

\n

Based in Germany, this role involves the direct management of general contractors (Generalunternehmer), coordination with subcontractors (Nachunternehmer), close monitoring of project progress, and regular reporting to senior leadership. The ideal candidate will bring expertise in technical construction systems, contract administration under VOB/B and German construction law, and exceptional organisational and communication skills. Fluency in German and English is essential to liaise effectively with clients, authorities, and the wider project team.

In this role you will:

• Oversee General Contractor (Generalunternehmer) performance from project start through completion, ensuring quality, adherence to schedule, and compliance with contractual obligations under VOB/B and the BGB (Bürgerliches Gesetzbuch).
\n
• Enforce Health & Safety compliance in line with the Baustellenverordnung (BaustellV), Arbeitsschutzgesetz (ArbSchG), and SiGeKo (Sicherheits- und Gesundheitsschutzkoordinator) obligations across all live project sites.
\n
• Work with the site management team to uphold quality and H&S standards and deliver projects on time to industry-leading standards in line with DIN norms and VDI guidelines.
\n
• Influence the design team at feasibility and early design stages, including input during Leistungsphasen 1–4 of HOAI.
\n
• Prepare construction programmes (Bauzeitenpläne) that meet the needs of the client and project, and maintain a high-level programme showing all current and anticipated projects.
\n
• Demonstrate buildability and construction knowledge to positively impact the project at both pre- and post-contract stages.
\n
• Coordinate with the General Contractor, separate contractors, and subcontractors to ensure collaboration, prevent scheduling conflicts, and address critical path items.
\n
• Liaise with client, professional team (Fachplaner) and supply chain to deliver construction projects on time to the desired quality outputs.
\n
• Provide regular updates to the client lead, keeping them informed of any challenges and proposing solutions to resolve them.
\n
• Monitor and enforce health and safety standards on site, reporting all incidents promptly and ensuring compliance with regulatory (e.g. BG BAU) and client-specific safety protocols.
\n
• Manage project correspondence, including RFIs, Change Orders (Nachträge), and documentation, to ensure accurate and timely communication.
\n
• Oversee the project schedule, anticipate long-lead items, and identify critical paths to maintain efficient and timely project progress.
\n
• Oversee the post-contract phase of works, ensuring all snagging (Mängelbeseitigung) is undertaken promptly and all documentation and certification (Abnahmeprotokolle, Gewährleistungsdokumentation) is provided.
\n
• Provide leadership to the design team consultants and specialist contractors during the construction phase.
\n
• Promote a positive approach to all tasks and activities.
\n
• Identify and encourage best practice.
\n
• Ensure all construction management activities are carried out in line with client-specific processes.
\n
• Work closely with the QS / Cost Management team during procurement, construction and post-PC (Abnahme), ensuring collaboration throughout to deliver.
\n
• Attend regular project review meetings (Baubesprechungen / Jour Fixe) with the client, providing detailed updates on all live construction projects.
\n

About you

\n

\n
• Preferably educated to degree level (or equivalent) — e.g. Diplom, Bachelor or Master in Bauingenieurwesen, Architektur, Wirtschaftsingenieurwesen Bau, or a comparable qualification.
\n
• Previous management experience would be useful, as would working within a building services (TGA – Technische Gebäudeausrüstung) environment.
\n
• Solid working knowledge of VOB, HOAI, BGB, and German H&S legislation.
\n
• Fluency in German and English (written and spoken) is essential.
\n
• Must possess excellent communication and negotiation skills, together with a common-sense and flexible approach.
