About the Maintenance Technician role

As the Maintenance Technician, you will work closely with our General Manager, Facilities to oversee the maintenance and operations of all assets within the UKO and Ume portfolios. Your primary goal will be to ensure that every property is not only functioning flawlessly but also presented impeccably, maximizing rental returns for our organization.
Main Responsibilities
- Perform general building maintenance and repairs across multiple residential properties.
- Complete reactive maintenance work orders within agreed service levels.
- Undertake preventative maintenance inspections.
- Carry out minor carpentry, plastering, painting and patching works.
- Repair doors, locks, cabinetry, fixtures and fittings.
- Replace tapware, toilet seats, silicone, door hardware and other minor plumbing components.
- Perform basic electrical maintenance such as replacing lamps (within licence limitations).
- Assemble and install furniture and equipment.
- Maintain common areas, plant rooms and back‑of‑house areas.
- Assist with room refurbishments and property improvement projects.
- Record completed works, materials used and labour through the maintenance management system.
- Liaise with contractors where specialist trades are required.
- Ensure all work is completed safely and in accordance with WHS requirements.
- Maintain company tools, equipment and vehicle in a clean and serviceable condition.
- Maintain and upkeep UKO storage rooms
- Improve on services provided to UKO and UME clients.
- Ensure the service & products provided are of a quality standard and inspect and report on issues.
- Record any purchases, deliveries, storage, and distributions.
- Assist with cleaning & prepare vacated rooms, getting them ready for new occupants to move in.
- Develop & maintain a good relationship with contractors, vendors & site workers
- Use the UKO computerised maintenance management system YARDI
Performance Expectations
The Maintenance Handyman will be measured against:
- Work Quality: Repair completed to a professional standard, minimal rework required & high attention to detail
- Productivity: Daily work orders completed, response times achieved and efficient use of labour
- Customer Service: Professional interactions, positive resident feedback and clear communication
- Compliance: Accurate work order completion, safety compliance and documentation completed correctly
- Reliability: Punctual attendance, dependability and ability to work independently
Skills & Experience Required
- Broad handyman experience in residential or commercial maintenance
- Ability to work across multiple sites
- Excellent communication skills and strong customer service focus
- Current unrestricted driver's licence
- Ability to use smartphones and maintenance management software
- Experience using property maintenance software (e.g. Yardi)
