Job Description Job Description HVAC Specialist / Building Engineer (Commercial โ€“ Non-Union) We are seeking a highly skilled HVAC Specialist / Building Engineer to join the operations team at a premier Class A commercial office property. This is a non-union position offering the opportunity to work with sophisticated building systems in a professional environment. This role is primarily focused on the operation, maintenance, and troubleshooting of HVAC systems , while also supporting general building operations as needed.

Key Responsibilities Perform preventive maintenance and repairs on HVAC systems and related mechanical equipment Operate and maintain a rooftop cooling tower servicing approximately 25 air handling units (AHUs) Monitor and manage building systems through a Building Management System (BMS) Replace belts, filters, and perform routine servicing of air handlers Lubricate fan shafts and motor bearings Inspect and service electrical components, including connections and contactors Pull and clean strainers, spray heads, and associated components Monitor cooling tower water levels and make necessary adjustments Troubleshoot system issues and respond to service calls in a timely manner Assist with general building maintenance and support overall facility operations Qualifications Minimum 10+ years of hands-on HVAC experience in a commercial building environment Strong knowledge of air handlers, cooling towers, and mechanical systems Experience working with BMS systems (monitoring and basic troubleshooting) Solid understanding of electrical and mechanical components related to HVAC systems Ability to work independently and manage multiple priorities Certifications (Required) FDNY Fire & Life Safety Director (F-89 / FLSD) FDNY S-12 (Citywide Standpipe Certificate) FDNY S-13 (Citywide Sprinkler Certificate)
