Your new company You will be joining an extremely established Commercial Real Estate management company. They are a growing organization who are looking to add top talent to their ranks as they continue their progression. Your new role As the Commercial Property Manager, you will be working out of a Head Office based out of Mississauga, ON.
Your portfolio will be comprised of 15 commercial (office, retail, industrial) sites, totalling approximately 1.3 million square feet across the GTA. You must have access to your own vehicle and able to travel to sites. You will be responsible for the overall management, operation, financial performance, and tenant satisfaction.
This position provides leadership and oversight to Property Administrators and works closely with tenants, contractors, consultants, and internal stakeholders to ensure the efficient operation of the portfolio. Main Responsibilities & Activities Property Management & Operations Oversee the day-to-day management and operation of an assigned portfolio of commercial properties, including office, retail, industrial, and mixed-use assets. Ensure properties are maintained in a safe, efficient, and professional manner consistent with company standards.
Conduct regular property inspections and identify maintenance, operational, and capital improvement requirements. Coordinate and oversee service providers, contractors, consultants, and vendors to ensure contractual obligations and service standards are met. Review and approve work orders, service requests, and maintenance activities.
Manage emergency situations, building incidents, and operational disruptions, ensuring timely resolution and communication with stakeholders. Monitor building systems and recommend operational improvements that enhance efficiency and tenant satisfaction. Tenant Relations Serve as the primary escalation point for complex tenant concerns and disputes.
Develop and maintain positive relationships with tenants through proactive communication and responsive service. Conduct tenant meetings and property reviews as required. Coordinate tenant move-ins, move-outs, expansions, and relocations.
Collaborate with leasing representatives and tenants regarding lease-related matters and operational requirements. Assist with tenant retention initiatives and occupancy strategies. Financial Management Prepare annual operating budgets and capital expenditure forecasts for assigned properties.
Monitor property financial performance and identify opportunities for cost savings and operational efficiencies. Review and approve invoices, purchase orders, contract expenditures, and budget variances. Analyze monthly financial statements and provide explanations for variances.
Participate in the preparation of ownership reports and financial presentations. Assist in the development of long-term asset management and capital planning strategies. Lease Administration & Compliance Ensure lease obligations are properly administered and enforced.
Review lease provisions and coordinate with internal and external stakeholders regarding tenant obligations and landlord responsibilities. Monitor critical lease dates and ensure compliance with contractual requirements. Coordinate insurance, regulatory, and contractual compliance requirements for the portfolio.
Support legal proceedings, insurance claims, and risk management initiatives as required. Capital Projects & Asset Improvements Coordinate capital improvement projects, tenant improvement work, and major building repairs. Participate in project planning, budgeting, tendering, contractor selection, and project oversight.
Monitor project timelines, budgets, and quality standards. Collaborate with consultants, engineers, architects, and contractors throughout project execution. Leadership & Team Support Provide guidance, mentorship, and support to Property Administrators and other team members.
Assist in establishing departmental priorities, procedures, and service standards. Participate in recruitment, onboarding, training, performance management, and employee development activities as required. Foster a collaborative and customer-focused culture within the department.
Support continuous improvement initiatives and departmental projects. Departmental Leadership & Acting Authority Act as the senior departmental representative in the absence of the Director, Commercial Property Management. Attend meetings, respond to escalated issues, and make operational decisions within delegated authority.
Coordinate departmental activities and ensure continuity of operations during periods of Director absence. Provide recommendations and support regarding portfolio strategy, staffing, budgeting, and operational planning. Assist with special projects, acquisitions, due diligence activities, and strategic initiatives as assigned.
What you'll need to succeed Minimum 5 years of progressive commercial property management experience. Demonstrated experience managing office, retail, industrial, or mixed-use commercial properties. Experience preparing and managing operating budgets and capital plans.
Experience supervising staff and coordinating third-party contractors and service providers. Experience handling tenant relations, lease administration, and property financial reporting. What you'll get in return In return for this position, the successful candidate will be receive a compensation package of $90,000 - $100,000 + Bonus + 3 weeks vacation to start + Benefits and RRSP.
