The Vice President of Sales is a key executive leader responsible for defining, directing, and executing the division’s total sales and revenue strategy. This position oversees all sales operations, team leadership, pricing strategy, market positioning, and revenue generation across active and pipeline communities. The ideal candidate blends high-level operational strategy with a hands‑on field presence—driving a culture of relentless team development, rigorous KPI tracking, gross margin optimization, and exceptional customer experience.

Core Responsibilities

Executive Leadership & Strategic Planning

  • Formulate and execute comprehensive annual and multi-year sales strategies to meet or exceed division targets for net orders, revenue, gross margin, and market share.
  • Partner with Executive Leadership (Land, Operations, Finance) on community underwriting, product mix, lot release sequencing, and community launch timelines.
  • Drive divisional pricing and incentive strategies, analyzing markettrendsand competitive dynamics to maximize margins without sacrificing sales velocity.
  • Establish, track, and enforce core performance metrics (conversion rates, lead response times, traffic, cancel rates, and option pull-through).
  • Direct the sales contract approval workflow, ensuring strict compliance with margin targets, earnest money requirements, and financing pre-approvals.
  • Partner closely with preferred mortgage and title partners to maximize capture rates and streamline settlement pipelines.

Talent Acquisition, Development & Field Coaching

  • Recruit, hire, train, and retain a high-performing sales force (Sales Managers, Neighborhood Sales Managers, and Sales Assistants).
  • Spend substantial time in the field evaluating model home operations, conducting live customer interaction observations, and delivering structured, role-play-based sales training.
  • Establish clear career pathways, continuous training programs, and performance management plans for all sales personnel.

Community Presentation & Customer Experience

  • Conduct routine neighborhood and model home audits to ensure impeccable merchandising, signage, landscaping, and customer walk-through experiences.
  • Drive customer satisfaction (NPS) across all touchpoints from initial visit through post-closing, collaborating with Production and Warranty to resolve buyer friction points promptly.

What You Bring

  • Experience: 8+ years of progressive sales leadership experience within high-volume residential homebuilding, including direct experience overseeing multi-community sales teams.
  • Track Record : Proven success scaling sales volume (200+ units annually preferred), managing gross margin integrity, and navigating changing interestrateand market environments.
  • Leadership Skills :Demonstratedmastery in structured sales process methodologies, objection handling, live field coaching, and team building.
  • Technical Proficiency : Highproficiencywith homebuilding CRM platforms (e.g., Salesforce, Lasso, HubSpot), ERP software (e.g.,MarkSystems, FAST,BuilderMT, Sage Intacct), and business intelligence dashboards.
  • Education :Bachelor’s Degree in Business Administration, Marketing, Finance, or a related fieldrequired(or equivalent senior executive experience).
