Senior Project Manager The Senior Project Manager is responsible for the day‑to‑day management, coordination, and control of several projects and/or contracts. The manager serves as the primary leader of the construction program, liaising between team members and clients on all matters. Project values range from $2,000 to $500,000 each, with about $1,500,000 annually; the role may include direct reports.

Qualifications 7+ years’ experience in the construction industry with a commercial or industrial general contractor. Extensive experience managing and coordinating multiple projects, personnel, subcontractors, and vendors. Very experienced in producing detailed fixed‑price estimates; ability to use RS Means or other published unit‑price books to produce detailed line‑item estimates.

Extensive knowledge of construction means and methods. Possess effective negotiating skills. Must demonstrate a strong ability to: Adapt and be flexible to frequent changes in a fast‑paced work environment.

Demonstrate integrity consistent with company core values. Collaborate and work effectively in a team environment with people of various backgrounds and styles. Communicate verbally and in writing, including clear, concise, professional presentations.

Adapt to evolving technology, design, and methods (e.g., Microsoft Office suite, ProCore, Adobe, BlueBeam). Mentor and train team members. Bachelor’s degree in Construction Management, Engineering, or related field highly desired.

Responsibilities Project Management: Plans, coordinates, and manages all facets necessary to complete projects within budget, on time, and with quality work; manages projects in accordance with contract requirements and company systems; responds to contract agreements, instructions, and inquiries; enforces quality control plans and site safety; attends pre‑construction, progress, and other project meetings; provides minutes; attends pre‑issuance site visits; manages detailed scope, AutoCad drawings, and materials; reviews proposals, specifications, and drawings; prepares and approves proposal packages; supports negotiations; manages project close‑out. Estimating: Performs independent review of estimates based on technical specifications, scope, and drawings; produces detailed quantity take‑offs and enters line items into unit‑price book software; confirms all necessary line items and excludes unnecessary ones. Subcontractor Management: Manages coordination of subcontractor buyouts, site visits, proposals, and data entry; reviews costs for compliance; negotiates and approves agreements; manages submittals.

Scheduling: Establishes and maintains project start, progress, and completion schedules; manages the project utilizing schedules, RFIs, submittal logs, cost data, and status meetings. Business Development: Contacts new and existing customers to discuss needs, propose solutions, identify improvements, enhance customer service and retention, and grow business; assists proposal and business development teams with requests for information. Safety: Ensures compliance with company Health, Safety, Environment, and Quality guidelines and OSHA and other local requirements.

Manages travel between project sites and to assigned office location; occasional travel may be required. Works in an office environment and visits construction sites under various weather conditions. Physical Demands Ability to walk terrain and surfaces that may be far, uneven, or temporary.

Ability to regularly sit, stand, walk, talk, and hear. Ability to frequently use hands to finger, handle, or feel. Ability to occasionally climb, balance, stoop, kneel, squat, or reach.

Ability to frequently lift or move up to 10 pounds and occasionally lift or move up to 25 pounds. Specific vision abilities: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Compensation The compensation range for this role is $109,000.00 - $153,695.00.

It is based on experience, training, certifications, education, and business needs, and does not account for geographic differential.
