Location: Edmonton, AB Employment Type: Full-Time About Our client is a growing real estate investment and property management company focused on acquiring, improving, and operating multifamily residential properties. Their Edmonton portfolio currently consists of 24 buildings located primarily in North Edmonton. Each property has its own character, challenges, and opportunities. We are looking for a highly organized, proactive Property Manager who enjoys being in the field, solving problems, building relationships, and taking ownership of a portfolio. The Opportunity You will be one of the company's foundational members as they are a relatively new and growing company. As such, you will have a seat at the leadership table, helping develop strategies to grow the portfolio and build a strong team on the ground. Reporting to the Director of Operations, the Property Manager will oversee the day-to-day operations of a portfolio of multifamily residential buildings throughout North Edmonton. This is a highly autonomous role requiring excellent organizational skills, strong judgment, and the ability to manage multiple priorities across several sites. The successful candidate will spend time both in the field and behind the scenes coordinating maintenance, supporting tenants, managing vendors, tracking projects, and ensuring properties are operating efficiently and profitably.

Key Responsibilities Property Operations Oversee the day-to-day operations of approximately 200-400 residential units Conduct regular site visits to monitor building condition, cleanliness, and safety Ensure all properties are maintained to company standards Coordinate repairs, preventative maintenance, and capital improvement projects Respond to operational issues and emergencies as required Tenant Relations Build positive relationships with tenants and address concerns in a professional and timely manner Manage tenant communications and follow up on service requests Support lease renewals and resident retention initiatives Assist with move-ins, move-outs, inspections, and turnover coordination Vendor & Project Management Coordinate and supervise contractors, trades, and service providers Obtain quotes and manage work orders from start to completion Monitor project timelines, budgets, and quality of work Ensure vendors comply with company standards and expectations Administration & Organization Maintain accurate property records, inspection reports, and documentation Track work orders, vacancies, projects, and operational KPIs Prepare reports and provide regular updates to management Identify opportunities to improve processes, reduce costs, and enhance tenant satisfaction What We're Looking For 5+ years of property management, operations, facilities management, or related experience Strong organizational and time management skills Experience with Property Management software Ability to manage multiple properties, projects, and priorities simultaneously Self-starter who takes ownership and follows through on commitments Strong problem-solving and decision-making abilities Excellent communication and customer service skills Comfortable working independently and spending significant time in the field Experience coordinating contractors and maintenance activities Proficiency with Microsoft Office and property management software RECA Property Management licence is considered an asset Requirements Valid Alberta driver's license Reliable vehicle and willingness to travel regularly between properties Ability to occasionally respond to urgent property issues outside regular business hours
