This position is for a Part‑time Property Manager position based in Edmonton, Alberta **** About the Role Strong client relationships are important to you.

You enjoy playing a central role in customer care by bringing superior organisational skills, attention to detail, and a positive attitude to everything you do. As a Property Manager, you will manage your assigned retail portfolio, encompassing operations, financial activities, and key relationships with tenants, property owners, and vendors. You can share your innovative ideas by managing service contracts, overseeing tenant improvements, completing property inspections, and making recommendations.

Develop and maintain strong relationships with property owners, tenants and vendors. Annual budgets, respecting deadlines set by the accounting department. Ensure compliance with the current‑year operating budgets and execute capex projects in line with owners’ requests.

Supervise and control all operations and capital expenses, recoveries, year‑end adjustments, tenant reconciliations, accounts receivable, etc. Monthly reporting by ensuring the quality of information, adherence to deadlines and alignment with annual budgets. Coordinate and collaborate with other departments to provide consistent information across channels.

Actively support environmental, social and governance (ESG) and real‑estate technology (Proptech) initiatives. Implement and supervise all ESG programmes and certifications for the properties. Actively support and promote national vendor management and procurement policy.

Periodic one‑on‑one with team members. Document coaching objectives, deliverables and the progress of each employee under your supervision. Propose initiatives to maximise profitability per customer, suggest solutions, find opportunities to reduce operating expenses by using levers, improve or optimise time‑saving processes, and thus maximise the profitability of our region.

Demonstrate leadership skills and values and lead effectively. Experience with capital improvement projects. Communicate clearly and effectively at all levels.

Be proactive and solution‑oriented. You’ll Bring A valid rental property management licence with RECA. A valid Alberta driver’s licence. 3‑5 years of progressive experience in a similar capacity within commercial real estate, preferably within a retail portfolio.

Having your RPA is a strong attribute. Minimum three (3) years with people‑management experience. Experience in YARDI Voyager (integrated accounting).

Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook).
