The business is looking for an experienced Property Development Manager to play a key role in the continued growth, compliance and sustainability of their property portfolio.
This is a broad, hands-on development role for someone who can take ownership, from identifying the right property opportunity through to delivery, compliance and handover.
What will you be responsible for?
- Youll be at the centre of bringing new and existing properties to life.
- That means identifying and assessing potential properties, carrying out site appraisals and coordinating acquisitions and technical due diligence.
- Youll work across planning, building control, fire safety and technical compliance, reviewing documentation and coordinating planning applications, Section 5 declarations and other regulatory submissions.
- Once a project moves forward, youll develop project briefs and scopes of work, coordinate tenders and appoint contractors, consultants and professional advisers.
Then comes delivery.
- Youll oversee budgets, programmes, risks, variations, snagging and handover, ensuring projects are delivered to the right standard and that the documentation is there to prove it.
- Youll also take ownership of fire compliance, coordinating assessments, remedial works and documented close-out - while ensuring proposed alterations are properly considered from a planning, building and fire-compliance perspective.
And this role looks beyond individual projects.
Youll help establish and continuously improve property records, registers and document-management systems, giving the organisation the visibility and control it needs across its portfolio. There is also a real opportunity to influence the future of the estate through energy efficiency, sustainability and decarbonisation initiatives.
Throughout it all, youll work closely with Operations, Maintenance, Finance and other stakeholders, providing senior management with clear updates, recommendations, approval requests and risk reporting.
This is a role for someone who knows property development and can demonstrate it.
You might come from a background in property, construction, planning, engineering, building surveying, facilities management or a related discipline, supported by a relevant qualification or significant practical experience - what matters most is your track record.
Youll ideally have demonstrable experience across:
- Property acquisition, site appraisal and technical due diligence
- Development, fit-out or refurbishment projects
- Planning, building control and fire compliance
- Technical drawings and property compliance documentation
- Contractor and consultant management
- Budgets, programmes, risks and project delivery
- Scopes of work and tender/quotation processes
- Managing multiple projects while maintaining strong document control
- Youll need strong commercial awareness, communication skills and the confidence to work across multiple stakeholders and priorities.
- A full driving licence and willingness to travel throughout Ireland are essential.
- Experience within residential care, healthcare or another regulated environment would be advantageous, as would knowledge of sustainability, energy management or decarbonisation.
