Project Manager - Developer (Resi/BTR)

Our client is a privately owned Australian property group with an outstanding reputation for delivering high-quality industrial, commercial, residential and mixed-use developments.

With a strong development pipeline and continued investment in the Build to Rent sector, an opportunity now exists for an experienced Project Manager to join the Residential Delivery team.

Reporting to the Delivery Director, you will play a key role in delivering major residential and mixed-use developments from planning and design through to construction, handover and operational transition.

This is an opportunity to work on landmark developments within a collaborative and highly experienced development business where quality, long-term thinking and innovation are at the forefront of every project.

The Opportunity as Project Manager, you will take ownership of projects throughout the entire development lifecycle, partnering closely with Development Managers, Asset Managers, consultants and contractors to successfully deliver high-quality residential projects.

You will be involved from project inception, providing technical input during feasibility and planning, before leading procurement, design management, construction delivery and project close-out.

Key Responsibilities

• Manage residential and mixed-use developments from concept through to completion.
• Lead consultant teams through design development and documentation.
• Develop procurement strategies and manage contractor tender processes.
• Administer head contracts and oversee contract management throughout delivery.
• Monitor project budgets, programmes, risks and quality outcomes.
• Coordinate approvals, authority requirements and stakeholder engagement.
• Drive programme performance through regular site inspections and contractor meetings.
• Prepare project reports, cost forecasts and executive updates.
• Ensure projects are delivered safely, on time, within budget and to quality standards.
• Support the successful operational transition and defects management process following completion.

About You

We're looking for an experienced client-side or contractor Project Manager who enjoys working across complex development projects and takes pride in delivering exceptional outcomes.

You will ideally possess:

• A degree in Construction Management, Property, Engineering, Architecture or a related discipline.
• Approximately 5+ years' project delviery experience within property or construction.
• Experience delivering residential, Build to Rent, mixed-use or large commercial developments preferred.
• Strong design management and construction delivery experience.
• Excellent commercial acumen including contract administration, procurement and cost management.
• Strong stakeholder management skills with the ability to build relationships across internal and external project teams.
• Well-developed communication, negotiation and reporting skills.
• A proactive, collaborative approach with excellent attention to detail.
