Operations Manager – Regional Operations Manager (West) Location: Seattle, WA (remote‑first but requires travel) Compensation: $100,000 – $125,000 per year + annual bonus + equity. About AirGarage AirGarage is on a mission to bring real estate online, starting with parking. We replace broken parking machines, fragmented software, and manual, labor‑intensive operations with a unified, data‑rich operating system for parking real estate.
We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more. By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real‑time visibility and revenue increases of 20‑50% or more for real estate owners. Responsibilities Operational Execution Ensure properties look great and run smoothly through managing partnerships with third‑party vendors for routine (and not routine) services such as cleaning, maintenance, wifi‑installation, etc.
Own the physical appearance and day‑to‑day operations of all parking facilities in your region. Proactively identify & resolve issues impacting facility performance. Enforcement Optimization Manage the Space Force, our fleet of contract enforcers across your region.
Refine incentives and run experiments to maximize enforcement program efficiency. Develop, implement, and iterate on dynamic pricing strategies for the region’s portfolio. Continuously evaluate market trends and competitor rates to maximize revenue.
Build and maintain reporting dashboards to track performance and guide decision‑making. Cross‑Functional Collaboration Partner with regional GM to align pricing and channel strategies with overall regional P&L goals. Work with Partner Success Manager to deliver a seamless experience for property owners and tenants.
Provide clear feedback to Product & Engineering on tools and systems that impact operations. Qualifications 3–5+ years of operations experience (ideally at a start‑up or similar regional model such as DoorDash, Uber, etc.). Ability to work West Coast hours (remote location accepted).
Strong analytical skills: comfortable with SQL, spreadsheets, reporting tools, data‑driven decision‑making. Process & systems driven: designs, documents, and enforces SOPs; builds repeatable playbooks; instruments workflows and iterates for quality and speed. Proactive, resourceful, and able to manage multiple priorities simultaneously.
Excellent communication and organizational skills. Proven ability to use data to inform strategy, identify trends, and optimize performance including user‑level analysis and segmentation. Willingness to travel across the region for site visits and vendor meetings (~20%+ travel).
Difficulties & Considerations You prefer a 9‑to‑5 rhythm. Our facilities run 24/7 and may require urgent response outside business hours. You want to stay behind a desk.
This role requires regular travel and site visits. You need highly defined processes from day one. Playbooks are still being built.
You’re uncomfortable with ambiguity. Priorities shift quickly. You’re looking for a large team of direct reports.
Role leans on third‑party vendors and contractors. You prefer doing strategic work only. Role is heavily tactical execution.
You do not have strong SQL skills. A proficiency test is required. Benefits & Upside Equity stake.
