Position OverviewA maintenance technician does more than repair what is broken. The best technicians protect the resident experience, keep the community operating safely, and solve problems before they become larger and more expensive. RISE is hiring a Maintenance Technician to join the team at The Preserve in Ruston, Louisiana.
Inthis role, you will complete apartment and community repairs, respond to resident work orders, prepare homes for move-in, and help maintain the appearance and functionality of the property. We need someone who takes pride in their work, communicates clearly, and understands that a completed work order is not enough—the repair needs to be done correctly, the workspace needs to be left clean, and the resident needs to know the problem was resolved. - Complete resident work orders accurately, safely, and within established response-time expectations.
- Diagnose and repair issues involving plumbing, electrical systems, appliances, HVAC equipment, carpentry, drywall, locks, and other apartment components.
- Prepare vacant apartments for new residents by completing repairs, replacements, inspections, and preventative maintenance.
- Assist with move-in and turnover activities during high-volume periods.
- Perform routine inspections of apartments, buildings, grounds, equipment, and common areas.
- Identify potential maintenance or safety concerns and report them before they become larger problems.
- Support preventative maintenance programs for community systems and equipment.
- Maintain accurate records of completed work orders, materials used, and follow-up needs.
- Communicate professionally with residents regarding scheduled repairs, entry into apartments, and completed work.
- Maintain tools, equipment, maintenance areas, and inventory in a clean and organized condition.
- Follow company safety procedures, OSHA requirements, and applicable local regulations.
- Participate in the rotating on-call schedule and respond to after-hours maintenance emergencies.
- Assist the maintenance and property management teams with special projects and community needs.
- Work orders are completed promptly and correctly.
- Residents receive clear communication and professional service.
- Apartment turns are completed on schedule and meet move-in standards.
- Repeat service requests are minimized because repairs are handled thoroughly.
- Maintenance areas, tools, and inventory remain organized and properly maintained.
- Safety concerns are recognized and addressed quickly.
- You can be trusted to work independently, follow through, and communicate when additional support is needed.
- High school diploma or equivalent required.
- Previous apartment, residential, commercial, or facilities maintenance experience preferred.
- Working knowledge of plumbing, electrical, appliances, carpentry, drywall, and general repair.
- HVAC experience preferred.
- EPA certification preferred or required based on assigned HVAC responsibilities.
- Ability to troubleshoot problems and determine the appropriate repair.
- Strong time-management and organizational skills.
- Professional communication and customer-service skills.
- Ability to use mobile devices, work-order systems, and basic computer applications.
- Valid driver’s license and reliable transportation may be required.
- Ability to participate in an on-call rotation, including evenings, weekends, and holidays when scheduled.
- Ability to perform the physical requirements of the position, including lifting, carrying, climbing, bending, kneeling, and working indoors or outdoors in varying weather conditions.
