The Maintenance Technician is responsible for maintaining the overall physical integrity and high living standards of our apartment community. In this role, you will play a vital part in ensuring a safe, comfortable, and quality environment for all residents, visitors, and staff.

You will be empowered to anticipate, identify, and resolve maintenance-related issues before they become major problems. An effective maintenance program is key to cultivating resident satisfaction, building long-term community value, and protecting the investment of property owners.

Key Responsibilities

  • Resident Service & Customer Relations:
    • Promptly respond to and complete resident work orders with high quality and professional service.
    • Communicate clearly and courteously with residents to resolve ongoing maintenance requests and promote resident satisfaction.
  • Preventative Maintenance & Safety:
    • Perform routine preventative maintenance inspections on community HVAC systems, plumbing, electrical, structural elements, and grounds.
    • Adhere to all safety guidelines, local codes, and OSHA standards to ensure a safe environment for residents and staff.
  • Make-Readies & Unit Turnover:
    • Prepare vacant units for new resident move-ins ("make-readies"), including drywall repair, painting, lock replacement, plumbing/electrical fixes, and appliance checks.
    • Ensure units are completed efficiently and meet Carlsbad Management Group's quality standards on schedule.
  • General Assigned Duties:
    • Assist with pool maintenance, grounds upkeep, exterior building repairs, and emergency on-call rotations as required.
    • Maintain clean, organized shop spaces and assist in inventory management of parts and equipment.

Qualifications & Requirements

  • Experience: 1+ years of hands-on experience in residential apartment maintenance, hotel engineering, or facilities repair.
  • Technical Knowledge: Basic to intermediate proficiency in plumbing, electrical, appliance repair, carpentry, and HVAC systems. (EPA Certification is a strong plus!)
  • Problem Solver: Ability to anticipate issues, troubleshoot technical failures, and work independently with minimal supervision.
  • Customer-Centric: Strong communication skills and a positive, resident-first mindset.
  • Requirements: Valid driver’s license, reliable transportation, and availability for rotated emergency on-call coverage.
