Job Description Job Description Maintenance & Project Manager (Commercial Portfolio) Location: Field-Based (San Diego, California) Reports To: Property Manager / Operations Lead Portfolio: 9 Commercial Buildings | 79 Tenants Mission Own the organization, coordination, and execution of all maintenance and improvement activities across the portfolio—ensuring properties are consistently clean, functional, compliant, and project work is executed efficiently through strong planning, vendor coordination, and communication. Role Focus (Important) This is primarily an organizational and project coordination role. The ideal candidate excels at planning, sequencing, communication, and execution management.
While capable of handling minor repairs, this role is not focused on heavy physical labor, but rather on ensuring the right work gets done, at the right time, by the right people. Compensation: $85,000 - $100,000 yearly Responsibilities: Key Outcomes Execute 100% of inspection cycles and convert findings into clear weekly action plans Maintain properties in consistent condition Coordinate and complete maintenance work efficiently with minimal repeat visits Manage vendors and projects to ensure timely, high-quality execution Oversee construction and tenant improvement projects from start to finish Maintain clear, structured, and complete reporting in Rent Manager Deliver organized and accurate weekly updates in Level 10 meetings Construction Project Management (Core Responsibility) Lead coordination of tenant improvements and capital projects, including managing multiple trades (electrical, plumbing, framing, demolition, etc.). Sequence work appropriately to maximize efficiency and minimize downtime.
Review scopes of work and vendor contracts to ensure completeness, clarity, and proper sequencing. Ensure no gaps in scope and that all work is executed to standard. Coordinate vendors, timelines, and materials to deliver projects on time and on budget.
Weekly Operating Rhythm Friday: Inspect properties, identify issues, plan work, coordinate vendors and materials Monday–Thursday: Execute plan, manage vendors, handle issues, and maintain property condition Failure Definition Misses obvious issues during inspections Fails to plan work, resulting in inefficiency or repeat visits Poor coordination of vendors or project sequencing Leaves work incomplete or disorganized Produces unclear or inconsistent reporting Operates reactively instead of proactively Qualifications: Core Competencies Organizational excellence – plans, sequences, and prioritizes effectively Observational awareness – identifies issues immediately Project coordination – manages multiple trades and timelines Communication – clear with tenants, vendors, and management Completion mindset – ensures work is finished properly System discipline – maintains clean, usable reporting About Company Urban West Ventures is a privately held commercial real estate investment firm that acquires and repositions underperforming investment properties.
