Job Description
Culdesac is a real estate developer and neighborhood manager of walkable, mixed‑use communities that embrace a culture of belonging, transportation freedom, and thriving local businesses. We built Culdesac Tempe, the first car‑free community built from scratch in the US, which is already home to over 350 residents and 23 local businesses and will have 1,000+ residents when completed. We’re headquartered in Tempe, AZ, founded in 2018.
The Role Culdesac is looking for a General Manager to help drive our mission and manage our community. The role includes traditional multifamily property management aspects, as well as retail, event, mobility and community responsibilities. Lead the operations – marketing, leasing, maintenance, site upkeep, retail, events, and amenities.
Ensure an exceptional experience for residents and visitors. Manage and operate Culdesac Tempe and La Paloma, and oversee an onsite team. Lead a team of onsite staff, including interviewing, hiring, and training.
Maintain the company's brand by delivering quality in‑person and virtual experiences when responding to customer needs. Ensure the appearance and physical aspects of the property meet established standards. Manage vendors, consultants and other contractors from negotiation to quality control and invoice processing.
Ensure Culdesac Tempe meets operational, financial, and business performance goals by inspecting properties, reviewing financial, market and operational reports, and developing and implementing action plans. Organize and own natural disaster and emergency evacuation plans, manage property and associated safety records, property loss claims, and risk management initiatives. The Requirements The following qualifications are ideal, but we encourage any applicant with transferable skills to apply.
Experience managing day‑to‑day operations of a property and community, including residential and commercial spaces. Experience leasing both residential and retail, including pricing, marketing, and logistics. Experience managing vendors and a team of direct reports; organized with a proven system for prioritizing work, tracking deadlines, and ensuring timely completion.
Experience managing and promoting events. Experience with modern mobility technologies (Waymo, Lyft, e‑bikes, etc.). Strong understanding of ADRE requirements, Landlord‑Tenant Act, Fair Housing Act, and AZ administrative codes.
Self‑starter comfortable in ambiguous environments and able to make smart decisions quickly using data and emotional intelligence. Prioritizes a lifestyle leveraging public transportation, micromobility and other alternatives to private cars. Physical Requirements Reasonable accommodations will be provided to enable individuals with disabilities to perform essential functions.
Essential functions include, but are not limited to: Lift, push and pull up to 25 pounds. Walk around the property several times daily, up to 10 miles a day. Walk on uneven surfaces.
Climb several flights of stairs several times daily. Hearing and visual ability to observe and detect signs of emergency. Sit, stand, reach, bend and stoop for extended periods.
