Job Description
Responsibilities The Divisional Sales Manager provides direct support to the Sales function by assisting Senior Division Leadership and serving as a primary sales coach to the frontline sales organization. They are expected to embrace and help establish an active sales culture within their Division. The role involves coaching, training and evaluating sales staff through daily interactions in the field, supporting the review and analysis of sales programs and incentives, and streamlining processes to simplify field sales efforts.
The manager serves as a liaison with Marketing, Operations, Design Center, Land and other operating units throughout the division. With senior sales leadership to set, deliver and attain sales goals for each team member. Provide specific performance feedback to sales counselors through established review processes, documenting feedback and following the progressive disciplinary process as needed.
Support senior leadership in creating an annual Sales Fitness plan to drive Meritage active sales. Recruit, interview and orient sales talent capable of delivering on established sales goals. Ensure each new team member attends Road To Sales Mastery and completes their Quickstart book.
Work with leadership to create Designated Selling Areas and staffing plans to support the DSA. Understand that real estate agents are the primary customer; all lead generation and conversion should focus on supporting agents in their sales efforts. Remove obstacles that create friction in the sales process for agents, clients and sales counselors, continuously evaluating and streamlining processes and delegating administrative work as appropriate.
Provide consistent coaching and feedback to drive sales funnel metrics and achievements using Salesforce.com. Review and manage sales team schedules weekly to maximize lead generation and conversion activities. Manage realtor engagement activities within a DSA, including open houses, overseeing listings provided to agents, and other initiatives to position Meritage as a home purchase option.
Coach the team on effective B2B sales techniques to influence agents to bring clients to Meritage. Create events, programs and contests to inspire sales team success. Develop and execute sales rallies to promote continued education, inspiration and structure for the team.
Ensure monthly completion of competitive market analysis to provide regular market research and serve as an expert on new and used home products in assigned markets. Review sales numbers regularly (prices, inventory, backlog, etc.) to evaluate the effectiveness of sales and incentive programs. Guide the team in maximizing Salesforce.com to convert sales.
Interact with other departments and functions such as Marketing, Operations, Finance, Accounting, Land, etc. Help resolve any realtor or client concerns or complaints related to the purchase of a Meritage Home. Education Bachelor's Degree in Marketing, Business or related field, or equivalent work experience.
License Real Estate License is highly preferred; obtaining the necessary state‑specific Real Estate License may be required upon hire. Experience Minimum of 5 years of sales experience in the homebuilding industry. Minimum of 3 years in a Lead Sales or Sales Management role with a strong emphasis on coaching and training; experience in a public homebuilding environment is highly preferred.
Proven experience developing key relationships with Realtors in the market. Technical Skills Complete understanding of the sales process and funnel in the new home sales environment. Strong coaching and mentoring skills, effective at providing detailed feedback and at giving and receiving feedback.
Strong computer skills with expertise in Microsoft Windows Office applications (Outlook, Word, Excel). Salesforce.com skill and expertise highly preferred. Ability to evaluate data and information (Enterprise One reports, market research data) to make business decisions.
Interpersonal / Communication Skills Strong communication and interpersonal skills; able to interface at all levels within the organization and with external contacts. Ability to influence others, negotiate outcomes, and articulate action plans to sales staff and customer groups. High degree of professionalism; confidence and tact in communication.
Team player with demonstrated ability to work within cross‑functional teams. Judgment Sound judgment and integrity, able to address sensitive and confidential information and make good decisions under pressure. Results‑oriented, accurate, with keen attention to detail.
