Reports to the Vice President, Developments and the Chief Development Officer
About the role
The Director of Construction will work alongside the Chief Development Officer and Vice President, Developments. The successful candidate will manage projects from acquisition and due diligence through planning, approvals, design, construction, leasing, and final delivery, with a focus on mid-rise and high-rise residential developments. This role is based in Toronto, Ontario.
What you'll do
· Lead residential development projects from acquisition and due diligence through planning, approvals, design, construction, leasing, and final delivery
· Evaluate prospective acquisitions, coordinate due diligence, and support financial feasibility and sensitivity analyses
· Manage consultants, contractors, and internal stakeholders to keep projects on schedule, on budget, and aligned with business objectives
· Prepare and manage project budgets, cash flow forecasts, schedules, and development proformas
· Coordinate planning approvals, rezoning, site plan applications, permits, and other municipal processes
· Oversee the construction process, including quality control, site inspections, issue resolution, and contract/payment administration
· Work closely with leasing teams and external brokers to support leasing strategy and execution at appropriate stages of the project
· Liaise with municipalities, approval authorities, community stakeholders, and partners to advance projects efficiently
· Prepare and present project updates, risks, and recommendations to senior leadership
· Help establish and improve development and construction processes, standards, and best practices
· Perform other related duties as required
What you bring
· Minimum five years of real estate development experience, with demonstrated responsibility for managing projects from acquisition through construction completion, leasing, and delivery
· Direct experience with mid-rise and/or high-rise residential projects is required
· Post-secondary degree in Architecture, Engineering, Planning, Finance, or a related field is an asset
· Strong understanding of financial analysis, including proformas, cash flow forecasting, NPV, IRR, and return analysis for development projects
· Solid knowledge of the development process, including acquisitions, entitlements, design coordination, construction management, leasing, and project close-out
· Working knowledge of planning, entitlement, and municipal approval processes within the Greater Toronto Area, including rezoning, official plan amendments, site plan approval, and building permit processes
· Strong analytical, organizational, and problem-solving skills
· Advanced proficiency in Microsoft Excel, PowerPoint, and Word; Argus is an asset
· Established relationships with consultants, contractors, trades, and other industry stakeholders are an asset
· Ability to work effectively both independently and collaboratively in a fast-paced environment
· Excellent communication, leadership, and stakeholder management skills

Montcrest head office, 1131A Leslie Street, Toronto — in office 5 days per week
