Job Description

Director of Construction – Iowa Region The Director of Construction oversees the development and implementation of capital projects (new, remodel, and rehabilitation) from concept through construction completion and operational turnover, focusing on existing and new locations in the Iowa market. Responsibilities Coordinate design process with outside design professionals and consultants. Monitor progress and coordinate all disciplines relative to functional and operational needs from concept design through construction documents.

Prepare and administer requests for proposal relative to design procurement and construction scopes of work. Develop total project budgets and scope documentation. Assist with the preparation and submission of capital budget requests (CBR’s) to assure accuracy with project funding requests and approvals.

Prepare and maintain project controls throughout the life of the project. Use web‑based project management system (Procore) for managing project budgets, commitments, construction documents and closeout requirements. Work closely with internal capital accounting and legal departments to ensure processes are followed relative to internal controls.

Provide project oversight and review with site managers and subcontractors to ensure building performance, quality, and schedules are met and safety is maintained. Review and approve contractor payment applications by valuating completed works. Review change order requests by contractors and/or design professionals.

Work with design team and local jurisdictions having authority to ensure building codes, regulations, laws, and standards are met. Coordinate with operations regarding requirements of ongoing construction projects. Prepare project reports as necessary to keep stakeholders informed of project status.

Develop project schedules using scheduling programs. Maintain project budget and provide timely reporting. Maintain strict confidentiality in all departmental and company matters.

Ensure regulatory compliance within area of responsibility and report potential issues to executive management. Communicate effectively with contractors, outside contacts, and all levels of team members. Travel frequently to construction sites via airplane or other transportation.

Qualifications Bachelor’s degree in engineering or related field, 7+ years of experience managing commercial construction projects, or a combination of education and experience. Hands‑on experience managing construction projects. Ability to perform multiple tasks and projects with understanding of overall concept of projects.

Effective negotiation and decision‑making skills. Knowledge of Microsoft Office products; familiarity with AutoCAD helpful. Ability to review and comprehend contracts, change orders, requisitions, purchase orders, drawings, specifications, budgets, plans, and other necessary reports and documentation.

Knowledge and experience in construction business management. Perform effectively in a fast‑paced environment. Manage multiple concurrent projects through various phases.

Obtain gaming license(s) as required for work at various properties. Strong problem‑solving, organizational, analytical, interpersonal, and communication skills (verbal and written). Excellent project and time‑management skills with ability to multi‑task, prioritize, and handle multiple projects concurrently.

Present information effectively and respond to questions from managers, clients, customers, and the general public. Drive results and be proactive when working on tasks. Think critically and creatively.

Supervisory Responsibilities This job will have supervisory responsibilities. Language Skills Ability to read and interpret documents in English, such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to read and communicate verbally in English.

Written communication skills in English may also be required. Reasoning Ability Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Specific vision abilities required include close vision, color vision, and peripheral vision.

Employees must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds, and must be able to push, pull, reach, bend, twist, stoop, stack, crouch, kneel and balance when performing job duties. Work Environment The work environment is usually minimal in noise level. Employees may be exposed to unrestricted second‑hand tobacco smoke.
