We are searching for a The Director of Construction and Development. In this role, you will be responsible for overseeing all aspects of the company’s construction and renovation projects. You will develop and maintain effective relationships with consultants, landlord representatives, cross-functional departments, and the business teams to ensure project goals and requirements are clearly defined and completely timely.
Essential Functions Lead construction projects including the design, budget, permits, contracts, reporting, construction and delivery of the completed project per determined designs and standards, on schedule and within budget. Partner with internal real estate team, operations, external developers, and contractors to evaluate new store opportunities, develop proposed scope, budget and schedule, analyze feasibility and present proposed terms to senior leadership team for approval. Manage approved projects through to completion.
Implements project tracking mechanisms to be able to provide timely and concise updates on project progress to senior management and key stakeholders capturing key decisions, developing assumptions, identifying, and managing all risks and dependencies to safeguard delivery. Lead procurement and bidding process for general contractors and negotiate terms. Partner with a team of internal and external resources to provide services in support of construction projects.
Visit construction projects to verify that all work is completed in accordance with organizational standards. Review schedule, budget, and resolve project issues. Develops preventative maintenance plan for the company’s facilities, makes recommendations for physical repairs and/or replacements, and tracks for completion.
Maintains professional relationship with all contracted suppliers, vendors, and professionals and building landlords to ensure good communication and mutual trust and respect communicated to all parties, as appropriate. Requirements At least 10 years' experience in facilities or construction management. Must be knowledgeable in varied technical specialties associated with facility management such as; architecture, facility engineering, electrical distribution, HVAC, fire protections systems, construction management, energy management, and state and federal building codes.
Experience should include a background in a corporation with multiple real estate locations. Capable to effectively manage multiple projects simultaneously across the enterprise. Demonstrated success taking initiative and being responsible and accountable for outcomes.
Ability to anticipate needs and take action to address them. Basic working knowledge of vendor/contractor management. Effective decision- making skills.
Ability to be flexible, adapt to changing circumstances and to develop solutions. Strong judgment and demonstrated success acting in the best interest of the organization and within principles of integrity. Must be "hands-on" and assist in completing maintenance work.
Background working with outside vendors and contractors. Some weekend and evening work required. Additional travel is required up to 30% of the time.
