Job Description
The Development Manager will lead the sourcing, underwriting, and execution of ground-up self storage development projects. This role is responsible for managing the full lifecycle of development from site selection through stabilization working cross-functionally with acquisitions, design, construction, and asset management teams. The ideal candidate is both analytical and execution-focused, with a strong understanding of real estate development and a passion for the self storage sector.
Key Responsibilities Site Selection & Feasibility Identify and evaluate new development opportunities for self storage projects Conduct market research, demographic analysis, and competitive set reviews Perform site feasibility analysis including zoning, entitlement risk, and physical constraints Financial Analysis & Underwriting Build and maintain detailed financial models (pro formas, sensitivity analyses) Evaluate project returns including IRR, equity multiples, and yield on cost Support investment committee materials and present deal recommendations Entitlements & Pre-Development Manage zoning and entitlement processes, including coordination with municipalities and consultants Oversee due diligence including environmental, survey, geotechnical, and legal review Work with architects and engineers on site planning and design optimization Project Execution Partner with construction teams to manage budgets, timelines, and overall project delivery Track development milestones and proactively mitigate risks Ensure projects are delivered on time and within budget Cross-Functional Collaboration Coordinate with acquisitions, capital markets, asset management, and operations teams Assist in transitioning assets from development to lease-up and stabilization Provide ongoing reporting to senior leadership Qualifications Bachelor’s degree in Real Estate, Finance, Business, or related field (MBA a plus) 3–7+ years of experience in real estate development, acquisitions, or investments Experience in self storage, industrial, or commercial real estate preferred Strong financial modeling and Excel skills Knowledge of zoning, entitlements, and development processes Excellent project management and organizational skills Strong communication and presentation abilities #J-18808-Ljbffr
