Since 2000, the Timbercreek team has actively sourced, underwritten, funded and managed real estate debt or equity transactions that deployed over $18 billion of capital, financed by public and private Timbercreek investment vehicles, as well as many institutional partners. About the Position Timbercreek is seeking an Analyst/Senior Analyst, Debt Investments to be part of its Global Debt Investments team. This individual will thrive in a fast-paced, entrepreneurial environment and will take part in the full Investment process from deal sizing/structuring to closing to ongoing asset management post-closing.

The ideal candidate is a results-oriented real estate and finance professional, a problem solver and creative thinker, self-starter, and most importantly, a team player excited to grow with the company. This role is part of our hybrid work model. Key Responsibilities Underwriting Support the Investment Team on the evaluation of new mortgage investment opportunities on commercial real estate asset classes including, but not limited to, office, retail, industrial, residential, hotels, land, and development projects.

With support from Senior Management prepare detailed underwriting of commercial real estate assets including preliminary proformas to detailed financial models. Conduct market research as required. Correspond with clients, brokers, and other industry professionals to validate and further substantiate the investment assumptions and gain better understanding of particular markets and asset classes.

Conduct in-depth due diligence on the credit worthiness of sponsors/clients and other financial data relevant to transactions. Identify risks and mitigants and provide feedback to the Investment team based on preliminary underwriting and due diligence. Prepare term sheets and/or commitment letters consistent with preliminary underwriting and pre-approved deal structure.

Provide potential investment partners with underwriting and transaction materials to support syndication activities. Preparation, Due Diligence, and Closing Under the guidance of Senior Management draft Investment Committee Memos for submission and approval. Ensure all required due diligence material is obtained and reviewed, and is consistent with preliminary underwriting, deal structure, and Investment Committee approval.

Where required, and in conjunction with the Origination team, perform site inspections and meet with clients, property managers, appraisers, and other related stakeholders. Together with the Originator, the Analyst/Senior Analyst will be a point person in the due diligence process (both internal and external) and assist all relevant teams throughout the closing process. Portfolio and Asset Management Support the Investment team by providing proactive asset management of funded/closed investments (i.e. mortgage renewals, fundings, restructurings and annual reviews).

Perform active financial updates and reporting including updating financial models, client budgets and maintaining up to date documentation and information management. Assist the syndication, funding and servicing teams with post-closing follow ups, as required. Job Requirements Education and Experience Up to 4 years of experience in one of the following: Real Estate or Structured Finance, Private Equity, Private Debt, Investment Banking, Fund Management or a major financial institution.

Ability to perform financial modeling and run valuation analysis as part of the underwriting process. Working knowledge of the commercial real estate sector and/or capital markets is considered an asset. Experience with commercial real estate software (i.e.

CoStar and Argus) is considered an asset. Minimum undergraduate degree in Finance, Economics, Business/Commerce, a Real Estate program, Engineering, Mathematics or a related discipline. Completion/enrollment in a professional designation (e.g.

CAIA, CFA, CPA) is considered an asset. Qualifications Fluently bilingual in both French and English is considered an asset. Strong analytical, strategic-thinking, problem-solving, and decision-making skills.

Inquisitive and curious to understand the full transaction cycle and related participants. Superior attention to detail and accuracy. Ability to work with, analyze and organize large datasets.

Excellent communication (both written and verbal) skills and the poise and professionalism to represent Timbercreek in front of both internal and external parties. Strong organizational and time management skills and the ability to work under pressure on multiple transactions concurrently. Professional and positive with a “can-do” deal and team focused attitude.

Ability to work independently prioritizing and establishing deadlines for own work, and when work is delegated, for the work of others. Advanced computer skills (Excel, Power Point and Word). Willingness to learn, take on new challenges and grow in the role.
