The Role We are looking for an Acquisitions Analyst to support the full deal cycle, from sourcing and underwriting through due diligence and closing.
You will work directly with senior acquisitions professionals and get early exposure to investment decision-making. The right candidate is sharp with numbers, curious about markets, and comfortable moving fast. What You Will Do Deal Underwriting and Financial Modeling Build and maintain acquisition pro formas across industrial property types, including single-tenant net lease, multi-tenant flex, and value-add repositioning opportunities.
Run sensitivity analyses on key assumptions such as rent growth, vacancy, cap rate, and hold period to stress-test returns. Prepare investment summaries and committee memos that translate financial models into clear narratives for decision-makers. Market Research and Deal Sourcing Track industrial market fundamentals across our four core markets: Chicago/Kenosha, Dallas, Indianapolis, and Ohio.
Maintain and grow the company's broker, owner, and developer relationships to support off-market deal flow. Analyze lease and sale comps to support pricing and underwriting assumptions. Due Diligence and Transaction Support Coordinate third-party reports including Phase I/II environmental, property condition assessments, appraisals, and title.
Track and organize due diligence materials, manage timelines, and communicate with brokers, lenders, and legal counsel. Support closing processes including review of purchase agreements, loan documents, and settlement statements. Portfolio and Pipeline Support Maintain the active deal pipeline and track market activity, including recent transactions, new developments, and competitive listings.
Assist with lender and investor reporting as it relates to pipeline and closed acquisitions. What We Are Looking For Required 1 to 3 years of experience in commercial real estate, investment banking, private equity, or a related analytical role. Strong financial modeling skills with a working knowledge of real estate return metrics including IRR, equity multiple, cash-on-cash, and cap rates.
Proficiency in Excel; experience with Argus or CoStar is a plus. Clear written and verbal communication skills. You can explain a financial model to someone who has not seen it.
Bachelor's degree in finance, real estate, economics, or a related field. Preferred Exposure to industrial real estate transactions or asset management. Familiarity with Midwest, Texas, or Ohio industrial markets.
