Role Overview
We're looking for a hands-on Accountant who can manage the company's day-to-day finance and accounts function independently — from bookkeeping and compliance to investor distributions — while also owning the ground-level coordination that real estate transactions require: stamp paper procurement, stamp duty payment, notarization, and registration-related documentation for each property/SPV. This is a role for someone equally comfortable with accounting software and with following up at the sub-registrar's office or with a notary when needed.
Core Accounting & Bookkeeping
• Maintain day-to-day books of accounts — sales, purchases, expenses, journal entries — for the company and each property-level SPV.
• Manage accounts payable and receivable, vendor payments, and bank reconciliations.
• Prepare monthly, quarterly, and annual financial statements (P&L, balance sheet, cash flow) and MIS reports for management.
• Track and reconcile investor capital inflows against each investment opportunity/SPV.
Compliance, Statutory & Regulatory
• Ensure timely GST, TDS, and other statutory filings and payments; coordinate with external tax consultants/auditors as needed.
• Support internal and statutory audits — prepare schedules, respond to queries, and ensure clean, audit-ready books.
• Coordinate with the company secretary/legal team on ROC filings, SPV-level compliance, and other regulatory requirements tied to each property structure.
• Stay current on applicable real estate and financial regulations affecting fractional ownership structures.
Property Transaction & Documentation Coordination
• Own end-to-end coordination for stamp paper procurement, stamp duty computation and payment, and notarization for property-related agreements and investor documentation.
• Liaise with notaries, sub-registrar offices, and legal counsel to ensure timely, accurate execution and registration of property/SPV documents.
• Maintain organized records of all executed agreements, stamped documents, and registration receipts for each property and investor.
• Track stamp duty and registration costs against each property's budget and flag variances.
Investor Distributions & Reporting
• Calculate and process quarterly rental distributions and other investor payouts accurately and on schedule.
• Maintain transparent, audit-ready records of distributions, appreciation tracking, and exit-related calculations per the illustrative return formula (distributions + exit value − invested capital − costs/taxes).
• Support the platform/dashboard team with accurate financial data for investor-facing reporting.
Budgeting & Vendor Management
• Assist in preparing budgets and cash flow forecasts for company operations and individual property acquisitions.
• Manage relationships with external accountants, auditors, legal counsel, notaries, and other finance-adjacent vendors.
• Process employee reimbursements and coordinate with payroll processing where applicable.
What You'll Bring
• B.Com/M.Com or equivalent; semi-qualified CA/CMA or working knowledge of accounting standards is a plus.
• 3–6 years of hands-on accounting experience; experience in real estate, SPV/fund structures, or financial services is strongly preferred.
• Working knowledge of GST, TDS, and other statutory compliance requirements in India.
• Practical, on-ground familiarity with stamp duty, stamp paper procurement, and notarization/registration processes — or strong willingness to learn and coordinate this directly.
• Proficiency with accounting software (Tally/Zoho Books or similar) and MS Excel.
• High attention to detail and comfort managing multiple property-level books simultaneously.
• Willingness to travel locally within Delhi NCR for registrar/notary/documentation-related work as needed.
Success Metrics You'll Own
• Accuracy and timeliness of books of accounts and statutory filings (GST, TDS, ROC).
• On-time, error-free processing of investor distributions.
• Turnaround time for stamp duty, stamp paper, and notarization coordination on property transactions.
• Clean, audit-ready documentation and records across all property SPVs.
